Located on Fleury Street in Montreal, the Au Vinhub project aims to redevelop a commercial space that has been vacant for several years to create a co-working space aimed at the wine professional and enthusiasts. The office spaces are complimented by a generous and open wine tasting area adjacent to the front façade with very good visibility and proximity to the sidewalk and flow of pedestrians. The existing level difference between wine tasting and co-working spaces is also taken into consideration in our planning to naturally benefit from this existing separation for both these areas. The primary purpose of the renovation will be to offer a platform for collaboration and outreach to local independent importers who will also be able to rub shoulders with other tenants coming from different backgrounds. To accommodate these functions, the premises are being reorganized into a co-working space that includes flexible shared spaces and a generous reception areas in order to showcase the tenant’s importations.
The redevelopment of the interior spaces was planned in collaboration with Catherine Dionne. While retaining the existing levels and the significant constraints arising from the existing building, the project distributed the uses based on access to natural light, optimizing circulation and adapting to the structural constraints of the existing premises. The distribution of the offices also responds to a prior market study by favouring the development of closed offices and the planning of flexible conference rooms.
The renovation of the façade was necessary to highlight the new reception areas on the ground floor. The rehabilitation of the existing curtain wall is the gesture that lays the foundations of the composition on the street façade. This approach, which was required for the control of the project’s budget, presented an urban integration challenge for this commercial building in a residential sector. To integrate this large glass curtain wall, a shade matching the generous neighbouring bay windows was first chosen. Subsequently, a transitional metal cladding highlighting the commercial entrance and continuing to the residential entrance were integrated. Lastly, the rest of the façade will be clad in brick facing matching the shade of the neighbouring building while integrating mortar joints recalling the dark shades of the metals on the rest of the façade.
This revitalization project will bring new dynamism to this rapidly developing sector and will make it possible to sustain the occupation of these premises in the coming years. To learn more about the co-working space and the space availability, visit : https://auvinhub.com/
